Channel Net Rate Review

See what each booking channel actually puts in your bank per room night.

For one hotel, we work out what each channel paid over the last 12 months, after commission, promotions, member discounts, payment charges and VAT. You then get three to five specific changes to test.

Fixed scope. Fee agreed after the call. No software to buy and no system access needed.

Why the listed rate is not the answer

The rate you set is only the starting point.

A channel can win plenty of bookings and still pay less per room night than another. The review shows each of these separately, so you can see where the difference comes from. Not every item applies to every channel.

01

Commission

What each channel charges, taken from its statements or invoices.

02

Promotions

Deals and campaigns the hotel took part in, and the rate they actually sold at.

03

Member discounts

Loyalty and member rates that lower the price the guest pays.

04

Payment charges

Any charges for payments taken through the channel.

05

VAT

Removed consistently, so every channel is compared on the same basis.

06

Cancellations

The share of bookings each channel loses before the stay.

What you receive

One table, a short list of changes, and a version your team can keep using.

01

Net rate table

For each channel and month: room nights, average selling rate, each deduction, cancellation share, and net per room night.

02

Three to five ranked changes

Each names the channel, the lever, the evidence from your figures, an estimated effect marked as an estimate, an owner and a 30-day test.

03

A one-page monthly version

Your team can update it from the same exports. We also spend 60 minutes with the owner to agree what to test.

The levers we look at: rate by channel, room allocation, minimum length of stay, promotion and member-discount participation, and moving demand to direct. Each change is checked against your OTA contracts first, because some terms may limit what you can do.

Indicative process

About 10 business days after the data arrives.

Timing depends on the number of channels and how complete the exports are. We confirm it after the free call.

Before day 1

Confirm the data

PMS reservation export by channel, OTA commission statements or invoices, promotion and member-discount settings, and any payment charges.

Days 1 to 4

Match the records

Line up bookings against channel statements, and list anything that cannot be matched.

Days 5 to 8

Work out and rank

Calculate net per room night by channel and month, then rank the changes worth testing.

Days 9 to 10

Agree what to test

Hand over the table and monthly version, then agree the tests and who owns each one.

Data handling is agreed first. We ask for exports with guest names and contact details removed wherever possible, and we agree how the data is kept and deleted before anything is shared.

Fit and boundaries

For hotels selling through several channels without a net view of each.

  • Good fit: an independent hotel, or one hotel in a regional group, selling through several OTAs as well as direct.
  • Good fit: an owner who wants evidence before changing rates, allocation or channel mix.
  • Not a fit: a hotel with very few channels, or a global chain governed by a central revenue or data team.
  • Not included: system changes, automated rate scraping, legal advice on OTA contracts, or a promise of financial results.
